Schloss Perlachsoed

Schloss Perlachsoed stands in the southern part of Munich’s Perlach district, within the Ramersdorf-Perlach borough. The building occupies a small parcel of land on Fasangartenstraße, surrounded by modern residential streets. It began as a modest 17th-century residence and later became a privileged free noble seat under Elector Max Emmanuel. The complex includes a protected Baroque garden whose buried remains are recorded in the Bavarian state atlas. The whole site is listed both as an architectural monument and as an archaeological site. The castle owes its existence to Johann Sebald Neusönner, a secretarial official who rose to become provincial governor. In March 1696 he bought the property and its farmland, and construction started the following year after he secured the elector’s charter. The main floor still shows elaborate wall paintings and ornate stucco work from the original grand apartment. A later expansion in 1727 added a second storey and a courtyard ringed by stables and service buildings, though only one servants’ house survives today. In 2008–09 the entire structure was carefully restored to preserve its Baroque character. Visitors cannot enter the private residence, but the exterior and the small forecourt remain visible from the public footpath. The surviving servants’ house, with its plain white walls and red-tiled roof, hints at the scale of the original estate. The surrounding streets are ordinary Munich suburbia, yet the low, white façade and steep roof of the Schloss rise as a quiet reminder of Perlach’s 17th-century aristocratic past. The adjacent garden plot, though overgrown, still carries the footprint of clipped hedges and gravel walks recorded in early maps. From the pavement one can read the building’s modest elegance and the layered history embedded in its walls.
